Low-cost pre-approved housing designs available in NSW
The NSW government’s planning department has released a selection of pre-approved housing designs, each available for $1.

The selection of pattern designs includes a range of flexible and endorsed designs that are suitable for low- and mid-rise developments – from semi-detached homes to terraces, row and manor homes.
The pattern designs were developed in a collaborative effort by locally based design studios. They include plans for two, three, and four residences per block.
The department says the pattern designs offer:
- homes designed by award-winning architects
- a fast-tracked planning pathway
- technical drawings to get your project team started
- pattern-specific layouts and material options
- landscape planning instructions and plant lists
- specifications for your BASIX certification.
Sustainability focus
According to the planning department, sustainability and affordability were major focuses in the development of the plans. The department says:
- The pattern designs include sustainability features to ensure homes are comfortable in any NSW climate. All pattern designs are light-filled and cross-ventilated. Living areas maximise light and face north, where possible. The designs include ceiling fans and openable windows on two sides of the home.
- Smart features such as rainwater tanks save water and large roof areas for solar panels reduce energy bills. Each design is all-electric. Building Sustainability Index (BASIX) guidance is provided to help you achieve your required Nationwide House Energy Rating Scheme (NatHERS) rating.
- The Australian climate is considered in all designs. All windows include shading hoods to protect windows from sun and can be opened when raining. The temperature inside the home is moderated by thermal mass and insulation.
- All designs use readily available construction materials that can be sourced from local suppliers.
Fast-tracked developments
One of the key reasons for the development of the pattern designs is to fast-track the approval process for sustainable new build housing in NSW.
The department says houses built according to pattern designs can be approved about to 50% faster than regular developments. You can access a free online guide to help streamline the approval process.
Purchase the designs
Each of the planning designs is currently available for the subsidised price of $1 until January 31, 2026, at which point they will each increase to $1,000.
